How to prevent damp and mould in a Costa del Sol apartment
Coastal humidity plus a sealed apartment is the fastest route to black spots on the bedroom wall. Here is the routine that stops it.

The Costa del Sol feels dry when you are here in July. It is not. Average humidity along the coast sits high for most of the year, and an apartment that has been closed for six weeks has no way of moving that moisture anywhere. It settles — behind wardrobes, in the corner of the guest bedroom, along the cold wall of the bathroom.
Almost every damp problem we find in Estepona has the same three ingredients: no ventilation, a cold surface, and time. Remove any one of them and the problem does not start.
Where it usually appears first
- ·North-facing bedroom walls, especially behind furniture pushed flat against them
- ·Bathroom ceilings and the silicone line around the shower tray
- ·Inside built-in wardrobes, where air never moves and textiles hold moisture
- ·Around window reveals and terrace doors, where thermal bridging cools the surface
- ·Under sinks, where a slow leak and poor airflow combine
The routine that prevents it
Prevention here is unglamorous and extremely effective. It is airing, done regularly, by someone who is physically present.
- ·Cross-ventilate for 20–30 minutes on every visit — opposite windows open, doors between rooms open
- ·Leave wardrobe and interior doors ajar between visits, not shut tight
- ·Pull furniture a few centimetres off external walls so air can pass behind it
- ·Keep a dehumidifier or moisture absorbers in the rooms that have shown marks before, and empty them on a schedule
- ·Run the bathroom extractor briefly on each visit so the fan does not seize
- ·Photograph the known problem corners every visit, so you can see change rather than guess at it
Why a monthly visit is the real fix
You cannot air an apartment remotely. This is the single most common reason owners move from ad-hoc arrangements to scheduled visits: mould does not announce itself, and by the time you smell it on arrival, it is already in the plaster. A documented monthly check catches the first faint mark, when a wipe and better airflow still solve it.
