Getting started

Set-up advice before your first guest.

If you are new to renting, we help you get the apartment ready to earn: what to buy, how many linen sets you actually need, what guests on this coast expect, and which practicalities to sort before you publish a listing.

Renting part of the year and using the home yourself the rest? That is the most common setup we handle — see property management in Estepona for the year-round side, or read the FAQ.

Between seasons

Your rental is still a home.

Quiet weeks are when problems start: damp, dormant boilers, pool chemistry drifting, an empty flat that looks empty. We keep visiting between bookings so the next guest — or you — walks into a home that has been looked after.

Why regular checks matter here.

FAQ

Holiday rental management: your questions.

What is included in a guest turnover?
Full cleaning between stays, fresh linen and towels, bathroom and kitchen restocking, an inventory and damage check, terrace and outdoor space, and a final walk-through so the home is genuinely guest-ready rather than simply tidy.
Do you handle guest arrivals and key handover?
Yes. Key handover, arrival preparation and being reachable locally during the stay are part of the service. Late arrivals, lost keys and unexpected problems are exactly where remote management falls apart.
Do I need a tourist licence to rent out my Costa del Sol home?
Yes. Short-term holiday rentals in Andalucía normally require registration as a Vivienda con Fines Turísticos (VFT), and the licence number must appear on your listings. Community statutes and insurance also need checking before your first guest.
Can you manage properties listed on Airbnb and Booking.com?
Yes. The platforms bring the guests and the reviews; we look after everything on the ground so the reviews stay high — turnovers, presentation, restocking and being present when something goes wrong.
What happens to the property outside the rental season?
It is still checked. Empty homes on the coast develop damp, slow leaks and storm damage, so out-of-season visits, airing and inspections continue on an agreed rhythm.
